Simply inquire with your butler a day before. We will be happy to help you arrange this service. Otherwise, our villa comes with a fully equipped kitchen at your disposal. We can arrange a floating breakfast at an additional cost of IDR 420k/ tray. Breakfast on each tray could be shared between four guests . You could place the order to onsite staff, by latest in the morning the day before. However, to make sure of the availability, please contact us immediately after your booking should you need this extra arrangement.
Yes, there will be a housekeeping service every day at your convenience. For the sake of respecting every guest’s privacy, please kindly arrange with your butler should you wish your villa to be cleaned and at what time.

If you book quite 30 days before your check-in: you pay a 40% booking deposit at the time of booking and you’ll pay the 60% balance 30 days before your arrival.

You can, of course, cancel your stay, it’ll be a shame but it can happen! Cancellation must be expressed in writing (email is accepted). The 40% booking deposit isn’t refundable unless we will rent the property on an equivalent dates and an equivalent price. If you cancel your reservation but 30 days before your check-in, you’ll still got to pay the balance payment.
Yes we’ll ask you for a secure deposit of 50% of the booking price before your check-in. Don’t worry this amount won’t be debited on your credit card; it’s only a pre-authorization on your checking account . If no issue has been identified (breakage, missing items, damage, etc.), the deposit are going to be unblocked the week following your checkout.
One week prior check-in the 50% balance will be charge.

As much as we love animal, we will not be able to welcome them in our properties. As we want to offer the best standard to each one of our guests we had to minimize the chance of potential allergies.
We strongly recommend you to possess private comprehensive insurance for any risks (fire, theft, water damage) for any physical or material incident which will be caused during your vacations.
Accidents can happen but we appreciate you telling us if there has been breakage, missing items or any problem, we’ll assess the damage together. If the damage is vital we could require the replacement value. Note, all our properties are equipped with safety boxes and lockers on rooms doors to keep valuables safe at all times each guest should have their own travel insurance up to date.
You can reach the most of our properties between 2pm and 8pm. Check-out time is 10 am.
Considering each one of our villas as a manager and daily housekeeper, we will be able to greet you at your arrival as well as check you out. If you arrive/leave out of our office hours we will always find a way don’t worry too much.
The best way to know where our villas are located is to have a look at the listing online which provides all necessary information. Most of our villas in Ubud are located a 10 min car drive away from the city center. While for the Seminyak/Canggu area, some are right in the center and others a bit farther.
Our default check-in time is 2 PM. We can always expect last minute bookings, that is why it is not possible for us to instantly guarantee that an early arrival or late departure is possible. Kindly note that in the event of a late check-out up to 3 PM, 50% of the nightly rate is charged. Any departure after 3 PM will be considered as a full night stay and charges will apply accordingly.
We would love for you to remain longer ! We sometimes accept long-term rentals consistent with the properties’ availability, except in July and August.
We do not offer day use options. In case you’d like to use the villa for the day, a one night reservation is necessary.
You can absolutely extend your holidays for a couple of more days as long because the property remains available !
All the rates advertised on our listings on OTA’s (Online Travel Agencies) such as: booking.com, Agoda, Airbnb are the current applicable rates for your stay. However, please do not hesitate to contact us directly via email. We would be more than happy to have a further look at your period of stay/request and see what we can do. There are two ways of reserving your stay with us:
Either by booking through any third party you may have chosen (This way you won’t be sure to have the best possible deal) and to follow their method of payments and terms and conditions.

All of our properties are smoke-free holiday rentals so please use the dedicated outdoor areas and ashtrays at your disposal. Smocking inside is forbidden.
Not all of our properties are equipped with baby gear but most of them are ! If you ask us before your arrival, we’ll make sure to supply baby beds and high chairs. Baby beds are travel cots with mattresses and sheets same fo additional bed for an adult or a child, it’s possible but extra charges may apply.
We do not allow visits prior to reservation. All the details, pictures and villa features are displayed in our listings.
Our villas are exactly the same as advertised online. Thus, we do not offer video tours prior to arrival. By scrolling through the pictures and looking at our customers’ reviews, you’ll know exactly what to expect.
We do have a database with every villa infos. However, please note that any details such as address, parking, butler’s name etc. will only be shared after a reservation is made and payment is received. Before that, our reservation agents will know how to advise you.
Each of our villa listings displays the maximum occupancy allowed in each villa. Please note that some villas are equipped with extra beds, but not all of them. That is why it is important to state the correct number of people traveling with you to our reservation agent. They will tell you if the whole travel party can fit in the villa. Kindly also note that any extra person/extra bed will imply an extra charge on your final bill.
A cleaning service is included once you book your holiday home. Upon your arrival, the property are going to be entirely prepared by our cleaning team. We ask our guests to respect the property as their own. In case of force majeur, extra cleaning charges may apply.
Not all of our villas provide a parking space. Please enquire with us before reservation and we’ll let you know if that’s possible.
Applications like Gojek and Grab are very well developed here in Bali. By pinpointing the location of your villa in the application, the drivers will be able to reach you. In case you require any assistance, your butler on site will know how to guide you.

The possibility of a photoshoot depends on many aspects. Kindly let us know what kind of content will be shot, where will it be published, if you’ll be using any drones and how many talents/crew should attend.

We offer simple decoration services such as: flowers, balloons etc. Simply submit the request to your butler before arrival and our team will inform you about the costs and possibilities. Please note that stamps, stickers or spiked items are not allowed in the villa for decoration as it may damage the furniture on site.

Yes, Bedding is included as well as towels, linens ! When finding out , please read both the checkout instructions to form the work easier for our cleaning teams who will get the property ready for subsequent guests. For any stay of seven days and over, we are replacing the beddings and towels every 3 days. Please be mindfull and hang your towels to help dry it properly.
All of our villas are guaranteed to provide a steady internet connection.
Parties are not allowed in the property unless approved by us prior.
Laundry service is not part of the villa amenities, however we help you to arrange you necessities with a nearby laundry service to do it for you.
